Spent the whole Sunday checking out options in Sector 86. My family is growing, need a good 3BHK, and wife's priority is kids' school admission and safety. Wahan ka daily life kaisa hai, yaar? Matlab, for families, is it peaceful or too much chaos? Also, safety factor for children, especially in the evenings. Nearby schools ka admission scene aur quality kaisi hai? Confused about moving there.

Dekho, Sector 86 has its pros and cons. Connectivity to Airport Road and NH-8 is a big plus for many. Prices are still relatively affordable compared to central Gurugram. But right now, it's definitely a developing area. Amenities jaise big supermarkets, entertainment options, even good hospitals, woh sab abhi thoda door hain. For families, schools are there, but for daily convenience, you might have to travel a bit. It’s a trade-off between current convenience and future appreciation. Decide based on your immediate needs versus long-term vision.
Maine bhi last month poora din lagaya tha Sector 86 mein. Schools ke liye toh kuchh achhe options hain like St. Xavier's, DPS, RPS. Admission scene thoda competitive hai but manageable if you apply early. Safety wise, most societies gated hain, but evening ke time outer areas mein lights aur police patrolling kaafi kam lagi mujhe. Traffic bhi thoda messy ho jaata hai during school pickup/drop-off hours. My wife was particularly worried about the lack of proper sidewalks for kids to cycle or walk safely outside the complex.
Sector 86 mein kaunse projects dekh rahe ho bhai? Bahut builders ke projects hain wahan, quality varies a lot.
U8, Vatika mein kya rates de rahe the per sqft? Maintenance charges ka kya scene hai wahan?
U3, maine DLF Ultima aur Vatika City Homes dekhe the. Ultima ke rates toh budget ke bahar hain, Vatika theek laga but school proximity aur kids activities ka doubt hai. Wife ko lagta hai kids bore ho jayenge wahan.
Are nahi yaar, itna bhi pessimistic mat ho! Sector 86 is one of the fastest developing sectors in New Gurugram. Long term ke liye toh investment accha hai. Thoda patience rakhna padega but future bright hai. Compare it to Badshahpur area, woh bhi aise hi develop hua hai.
Bhai, Sector 86 ka naam sunte hi pehle toh builder ka track record aur possession delays ka darr lagta hai. Gurugram mein har corner pe yehi kahani hai. Infrastructure looks good on paper but ground reality mein roads kab banenge, water supply stable hogi ya nahi, yeh sab questions hain. Families ke liye stability bahut important hai, aur yahan ki market conditions dekh ke thoda nervous ho jaata hoon. Safety ke liye toh gates aur guards hote hain, but society ke bahar ka mahaul bhi dekhna padta hai. Bahut risk hai yaar.
But connectivity ka kya? NH-8 se kitna time lagta hai peak hours mein, especially for office commute?
Sahi kaha, bhai. Mera ek friend Baharampur Naya mein phasa hua hai, builder ne 2 saal late kar diya. Sector 86 mein bhi same cheez ka darr hai, projects toh bahut saare hain but on-ground completion aur quality mein fark bahut hai. Invest karne se pehle poora background check kar lo.
