posted on 9 MaySector 86 site visit shock: are these prices for real?
Did a site visit in Sector 86 last Saturday. Builders are quoting crazy numbers, honestly. My discovery: they aren't disclosing all the PLC and other charges upfront. Is this normal? My budget 1.8 Cr tak hai for a 3BHK, but with all these extras, not sure if the ROI makes sense. Any tips on negotiating these hidden costs? Hope this helps someone else check properly.

The Gurugram market is definitely seeing a price surge, especially post-pandemic. Developers know the demand is high, so they are pushing boundaries. My advice for negotiating PLC and other charges: try to get an all-inclusive price offer *in writing* before you commit. Sometimes, they have limited units for 'special offers' that bundle everything. Don't fall for the 'only today' pressure tactics.
What about the RERA carpet area? Are these builders in Sector 86 quoting super built-up or carpet area for their base price? This makes a huge difference. Also, any specific projects you guys are talking about? It helps to know.
RERA carpet area is the only reliable figure. Don't trust anything else.
Yes, U5, that's crucial. Many builders are still playing games with the area. Always refer to the RERA website for the actual carpet area. Also, for Sector 86, check the possession status carefully. Some projects are significantly delayed. I heard about one near Baharampur Naya that's running 2 years behind schedule.
Mostly super built-up hi quote karte hain, bhai. Carpet area toh contract sign karte time pata chalta hai. Always ask for the RERA carpet area from day one. Builder A in Sector 86 was quoting 1800 sqft super built-up, but carpet area was barely 1100 sqft.
Bhai, welcome to the club! Same experience for me in Sector 86. They lure you with a base price and then add floor rise, PLC (facing park, corner, main road), EDC/IDC, club membership, maintenance advance, power backup... it's a never-ending list! Mera budget bhi 1.7 Cr tha for a 3BHK, ab 2.1 Cr tak pahunch gaya. Kahan se ROI banega? Be careful with these 'all-inclusive' offers too; they hide things there also.
Exactly! It's like they're playing a game. And then they rush you to book.
Haan yaar, you hit the nail on the head. I was looking at a project near Badshahpur and the sales guy quoted 1.6 Cr for a 3BHK. Later, when I asked for a detailed breakup, it jumped to 1.95 Cr. They just don't want to disclose the full picture initially. It's so frustrating for first-time buyers like us.
Totally agree! Sector 86 mein prices are touching the sky. Mujhe bhi laga tha mere budget mein kuch mil jayega, but it's getting tougher. PLC toh bolte hi nahi hain jab tak paper pe na aaye.
