Sector 88 price hike happened way before actual infrastructure
Sector 88 Growth Belt was on my radar for months before booking. Was tracking Sector 85 earlier, rejected it due to crazy asking rates, and finally moved in here two months ago after possession in March. Bypass road connectivity definitely pushed prices up, paid around ₹74L for my unit. But ground reality thodi alag hai... internal access roads are still incomplete. Did recent road links actually justify this sudden price jump across the belt, or did we just pay for future promises?

Pehle lagta tha Sector 88 is the next big destination, but ground reality dekh ke sab confidence hil gaya. Road connections banne me time lagta hai we know, but rates toh overnight jump kar gaye. Ab bas wait and watch hi bacha hai, no idea what will happen next year.
Wahi toh main soch raha tha! Kya water supply regular hai abhi wahan, ya tanker mafia pe hi depend rehna padta hai daily needs ke liye?
Tanker cost maintenance bill me jud kar aati hai jo har mahine pocket pe bhaari padti hai. Mera budget already tight tha after paying down payment, and now these hidden monthly charges are making me lose sleep honestly.
Bhai mostly tankers hi chal rahe hain abhi societies me, authority line connect hone me time lagega. Main Sector 35 me rent pe rehta hoon filhal, aur yahan infrastructure settled hai so thinking twice before shifting to 88.
Exactly my nightmare. Ek taraf EMI shuru ho gayi hai, doosri taraf basic streetlights tak nahi hain Sector 88 me. We definitely paid 2028 rates in 2024 just trusting glossy brochures and master plans. Ab samajh nahi aa raha whether to hold my booking or cut losses.
Commute bypass se theek hai, but only till you reach your society gate! Main problem internal sector road ki hai jo monsoon me kachra ban jaati hai. Even around Sector 35 side, old Faridabad me roads better hain than these newly hyped sectors jahan dust aur potholes ke siva kuch nahi milta abhi. I stretched my budget by 10 lakhs thinking sab ready milega, par ab cab wale aane se mana kar dete hain.
₹74L sunkar hi darr lag gaya mujhe toh! Maine bhi last month wahan ek project dekha tha aur sales executive bola rate next week 500 per sqft badh jayega, is that really true or just pure FOMO tactics?
Bilkul sahi bola, panic mat karo. Lekin ek baat batao, if bypass connectivity is already active, toh kya daily commute Delhi ya Gurgaon ke liye easy ho gaya hai compared to older sectors?
Bhai 100% sales gimmick hai, mereko bhi same dialogue maara tha 3 mahine pehle. Faridabad belt me sab brokers milkar artificial rush create kar rahe hain taki hum jaise first-time buyers panic me token de dein.
Dekho, practical view leke socho toh bypass connectivity actually real hai, promise nahi hai. Main khud daily Delhi commute karta hu, toh highway access saves me 30 mins easily. Lekin internal roads ka kaam slow hai, ye reality accept karni padegi for at least 1-2 years. Price hike justified tha ya nahi ye individual need pe depend karta hai, agar immediate perfect township chahiye toh older sectors better option the. But long term perspective se dekhe toh belt establish ho rahi hai, bas sabr chahiye.
Waise OP bhai, abhi society ke andar water aur power backup ka kya scene chal raha hai do mahine rehne ke baad?
Aapki baat thodi dukh kam karti hai, but daily gravel wali road se car nikaal ke tire puncture hone ka darr hamesha rehta hai yaar.
Mere colleague ne march mein shift kiya tha 88 mein, unka street light connection abhi tak pending hai. Raat ko gaadi nikalna risky lagta hai.
Exact yahi tension mujhe bhi kha rahi hai. Ek taraf lagta hai abhi nahi liya toh Faridabad mein kabhi apna ghar nahi ban payega, dusri taraf tooti sadkein dekh ke EMI bharne ka mann nahi karta.
Agreement mein internal approaches ka clear clause rarely hota hai, sab ambiguous rehta hai. Maine last year Sector 88 mein booking karne se pehle pura draft padha tha, but ultimately back out kar liya because Faridabad market mein price spike infrastructure se 3 saal aage chal raha hai. Current market trend dekho, Greater Faridabad belt mein investors ne demand artificially pump kar di hai around the bypass links. Humein lagta hai end-user demand hai, par asal mein hum jaise first-time buyers FOMO mein highest point pe khareed rahe hain. Ab Sector 35 side bhi check kar raha tha, par waha bhi budget stretch ho raha hai. Thoda rukna chahiye ya nahi, samjh nahi aa raha.
Wahi toh problem hai na, agar Sector 88 chhod ke Sector 35 dekhein toh waha budget match nahi hota. Yaha wait karein toh prices aur upar chale jayenge. Bilkul confuse ho chuka hu ki wait karu ya le lu.
Sector 35 ka toh alag hi scene chal raha hai abhi. Waha rates sunke toh mai site visit se hi wapas aa gaya, bank EMI sunke hi chakkar aa jate hain.
₹74L sunke heart beat fast ho gayi meri. Mai bhi 3 mahine se Sector 88 mein 2BHK dekh raha hu, par budget max ₹65L ka tha. Ground reality aisi hai toh kya sach mein hum log sirf future promises ke extra paise de rahe hain?
Arey darao mat yaar. Par ek baat batao, internal access road ka possession time pe builder ne kuch likh kar diya tha kya agreement mein?
Bhai direct answer du toh haan, we are paying purely on hype right now. Main khud Sector 88 mein agent ke saath gaya tha last week, bypass road is fine but internal connectivity zero hai, dust hi dust hai. Mujhe toh dar lag raha hai ki kahin life savings phasa na du yaha.
