Personally, I wouldn't invest in Sector 89 right now. Too many uncertainties.
Overall, Sector 89 has potential but do your due diligence. Check RERA, builder's history, and visit the site during monsoon. Don't rush into anything.

Mujhe toh lagta hai Sector 89 is overhyped. There are better options in Noida Extension.
Don't forget to factor in the cost of interior work! That can easily add another 20% to the overall cost.

Bhai, rates toh Noida mein har jagah hi badh rahe hain. 89 is promising because of the upcoming Jewar airport connectivity. But waterlogging ka issue rehta hai, thoda dhyaan se dekhna.
Jewar airport affect toh Sector 150 ko bhi karega na? Why 89 specifically?
U2, sahi bol rahe ho. Rates are inflated everywhere. 89 ka main advantage is proximity to Faridabad also. Easier commute for some people.
Metro toh abhi door hai, bhai. Botanical Garden se change karna padega and phir kafi andar hai sector. Consider that commute time.
True. Last mile connectivity is a big problem in Noida. Auto walon ka rate bhi dekho.
I bought a flat in 89 three years ago. Builder ne abhi tak possession nahi diya! RERA mein case file kiya hai. Be very careful who you choose!
