Since last Diwali, I've been eyeing 3BHKs or a villa in Gurugram, planning to upgrade from my current 2BHK in Sector 57. My budget is around ₹2.5-3 Cr. I've been looking at projects around Sector 89A, like Emperium Infrastructure. The quoted prices seem okay, but every time I dig deeper, there are so many hidden costs. Builder sales guys just quote basic price, but then PLC, IFMS, club charges, electricity infrastructure charges... it never ends. What's the real all-in cost for a 3BHK there? Aur kya kuch aur bhi charges hote hain jo possession ke time pe surprise karte hain? Already home loan chal raha hai, don't want any nasty surprises later. Anyone recently bought in this area? Any experience with Emperium's hidden charges?

Bhai, you're not alone! Ye hidden charges wala scene toh har project mein hai. Main bhi Sector 89A mein dekh raha tha, but jab total cost calculate kiya toh budget se bahar nikal gaya. Builders bas carpet area ka rate batate hain, baaki sab add kar ke itna badh jaata hai ki sar ghoom jaata hai. Emperium ka toh maine bhi suna hai, kaafi log complain karte hain charges ke baare mein.
