Budget finalised, loan pre-approved — now stuck on which sector. I'm currently in a 2BHK near Cyber City, thinking of upgrading to a 3BHK in Sector 89. Okay, I'll say what no one says: Sector 89's property prices are totally overhyped. Builders like Godrej and M3M charge upwards of ₹2.5 Cr for a 3BHK, but water supply ka kya? Tanker dependency abhi bhi hai. Is this price jump worth it for a developing area? Investment potential bhi doubtful lag raha if basic infrastructure isn't solid. Disagree? Tell me why.

RERA ka toh experience sabka kharab hi hai, especially for smaller builders. Bade players thoda better hote hain, but still, water is a big issue. Ek project dekha tha Baharampur N
Haan, water issue toh hai but sirf Sector 89 mein nahi. Gurugram ke kai developing areas mein same story hai. Builders ne Baliawas ke paas bhi bade bade waade kiye the, but basic infrastructure abhi bhi lacking hai. RERA complaints bhi kuch khaas help nahi karti. Is there any specific project in 89 that has actually solved this, or are they all just promises?
Godrej Mercurial One ka possession Q3 2025 tak expected hai as per RERA. Unhone definitely underground water storage tanks ka plan bataya hai, but ground reality pata nahi. My cousin faced similar issues in a project near Badshahpur; they promised municipal water but it took years to materialise.

Thoda disagree karunga yahan. Sector 89 ka long-term potential bahut strong hai. Dwarka Expressway connectivity aur upcoming commercial hubs will drive value. Initial issues har developing area mein hote hain, they get resolved with time. Builders like Godrej and M3M don't invest such huge amounts if the future isn't bright. Current market conditions in Gurugram show a clear shift towards these emerging sectors for capital appreciation.
Sahi pakde ho! Mere ek friend ne wahan Godrej ka project dekha tha. Usko bhi water supply ki tension ho gayi. Builders promises toh karte hain, but ground reality kuch aur hi hoti hai. Itna high price point for basic issues is just not right.
