Anyone living in Sector 9, Noida? How bad is the waterlogging during the monsoon actually? I'm seeing some decent property deals, but drainage looks sketchy near the main market, tbh. I work in real estate, so I know builders don't always highlight these things. Also, how's the traffic situation during peak hours near the metro station? Is it a total nightmare or manageable? Considering a buy, but don't want to get stuck for hours every day. Heard whispers about power cuts too. Anyone experiencing frequent outages? What's the backup like? Sector 78 is decent, U3. But check the builder's background. Some have delayed projects. Also, consider the distance from the metro. Connectivity is crucial.

Honestly, after reading all this, I'm reconsidering Sector 9 altogether. Maybe Sector 137 or 150 is a better option in the long run. More expensive, but less headache.

I bought a flat in Sector 9 five years ago. Tab rates bahut kam the. Now, even with the waterlogging and traffic, the prices have doubled. Crazy! But honestly, I regret not investing in a better planned sector. Sector 150 mein kya rates chal rahe hai?
Sector 150 is expensive now, U12. Avg rate is around 7k-8k per sqft. But the infrastructure is much better. Worth the investment if you're looking long term.

U3, Sector 11 is slightly better, but the internal roads near the market are equally bad. Drainage system is ancient. Investigate properly before committing. Have you considered sectors near the expressway, like 137? Much better planning there.

Sector 9? Bhai, monsoon mein toh halat kharab ho jati hai. That market area near the metro gets flooded easily. Dekh ke lena, warna pachtaoge.
