posted on 29 MarSector 9, Noida: Rent or Buy? Confused!
₹18000 rent for a 2BHK in Sector 9 vs ₹90 lakh EMI. I work in real estate so I know the super area vs carpet area games. But buying seems too much right now. Sector 9 is pretty central. Good connectivity bhi hai. But property prices are high. Investment potential kitna hoga, honestly not sure. What would you guys do in my place? Rent or buy? Need opinions!

Rent and save money. Buy when you find a good deal and the market is more stable.
So, what did you decide to do? Rent or buy?
Yeah, tell us! We're all curious now.
Don't rush into buying. Take your time, do your research, and make an informed decision. Good luck!
Possession mila kya? Check the possession status and the OC (Occupancy Certificate) before making any decision.
OC is crucial! Without it, you can face legal issues later on.
I'd say rent for now. Market correction is expected. Prices might come down in the next few months.
Sector 9 is a good area, but 90L is too steep. Negotiate with the builder or look for resale options. They might be cheaper.
Dekho, ultimately it's your call. Consider your long-term goals and risk appetite. No one can predict the future of the real estate market.
Check the builder's reputation carefully. Some of them are notorious for delayed projects and poor construction quality.
Exactly! Before buying, visit some of their existing projects and talk to the residents. Get firsthand feedback.
With rising interest rates, buying seems risky. Rent for a year, save up, and then see what the market is doing. That's my advice.
Bhai, rent is safer right now. Plus, you can always invest the down payment money in something else and get better returns.
Don't forget to factor in maintenance charges if you buy. They can be quite high in Sector 9.
Investment potential is there, but it's not guaranteed. Noida Extension is growing rapidly. Sector 9 might not see the same appreciation.
Extension is good for affordable housing, but Sector 9 is more premium. Different target audience.
Sahi baat hai. Sector 9 has better infrastructure and amenities. Worth the premium, in my opinion.
Which floor is the flat on? That makes a big difference in price and ventilation. Corner unit hai kya?
Good point! Floor and direction matter a lot. Also, check for any hidden costs like parking, club membership, etc.
Mera bhi same confusion tha last year. I ended up buying in Sector 150. Thoda door hai Sector 9 se, but prices were more reasonable.
150 is good, but commuting to Delhi can be a pain. Sector 9 is much better for that.
Sector 150 ka avg rate kya hai abhi? I heard it's gone up significantly.
Sector 9 is prime location, no doubt. But 90L for a 2BHK sounds inflated. Which builder? Maybe check other sectors like 75 or 76. They might be cheaper.
Haan, Sector 75 has some good options. But connectivity is not as good as Sector 9. Metro thoda door hai.
U4 is right. Builder name batao. Some builders are notorious for delays. RERA registration number check karna mat bhoolna.
Connectivity toh improved hai bhai. 76 mein toh metro station bhi hai ab. Property prices are decent too.
I bought a flat in Sector 9 five years ago for 60L. Now it's worth almost double! But EMI was much lower back then. Renting for now is probably wise.
Honestly, even if you buy, rent it out. At least EMI ka kuch portion toh cover ho jayega. Then you can re-evaluate after a year or two.
Sector 9 mein 90L EMI is too much, bhai! Rent is the better option right now. Market is unpredictable. Plus, you work in real estate, you know better than us!
I agree with U1. 90L is a hefty commitment. Dekho, if you're planning to stay long-term, maybe buying makes sense. But if you're unsure, rent is safer.
Rent or buy depends on your financial situation, yaar. Kitna down payment kar sakte ho? Interest rates are also high. Calculate everything properly before deciding.
