Sector 9 mein, I'm seriously considering moving for a bigger 3BHK. My wife's priority is kids' school admission. Heard Apeejay School is good, but kitna tough hai admission? Also, is the area safe for the children to play outside? Raat ko kaisa rehta hai? Need to be sure before shifting, especially since current rent is eating up savings. Koi insight hai toh batao. Any hidden costs to watch out for? Hope someone can share their experience.

Agree with everyone, Sector 9 is good but do your homework. Also check the electricity situation and power backup in the society. Inverter is a must.
Don't forget to bargain hard! Negotiate the price with the seller. You can usually get a discount, especially if you're paying in cash. Property rates are softening a bit these days, so you have some leverage.
So, OP, what did you decide? Are you still considering Sector 9? All this info might be overwhelming, but it's better to be informed than sorry later!
U6, RERA website is your best friend! Don't trust the builder's promises. Verify everything online. Builder ne phir se date extend kar diya toh RERA complaint file karna. They listen more then.
Sector 9 market is good, but parking is a pain. Be prepared to walk a bit, or take a rickshaw. Metro station bhi nazdeek hai, which is a big plus.
One more thing: check the crime rate in the area. Noida is generally safe, but some sectors are more prone to crime than others. Police verification is a must before you shift.
Don't forget to check the water supply situation. Sector 9 suffers from water shortages during the summer months. Some societies rely heavily on tankers. This can add to your monthly expenses.

If you're looking for a good school, also consider Lotus Valley International School. It's in Sector 126, but the school bus service is pretty good. It's a bit expensive, but the quality of education is excellent.
Bhai, before you finalize anything, visit the area at different times of the day. Check the traffic, the noise levels, and the overall vibe. Pictures can be deceiving. Actually experience the place before you commit.
Sector 9 is a good location, connected to everything. But traffic can be a nightmare during peak hours. Make sure your wife is okay with the commute if she's working. Sector 18 market is close by toh shopping easy hai.
I lived in Sector 9 for 10 years. It's generally safe, but there have been a few incidents of petty theft in recent years. Install CCTV cameras if you can, and keep your doors locked, especially at night.
My experience with Apeejay was not good. The teachers were okay, but the management was very rigid. I shifted my kid to DPS after two years, and I'm much happier now. Just my two cents.

Sector 9 is pretty safe for kids to play outside, especially during the day. But raat ko, I wouldn't recommend it. Too many stray dogs and the street lighting isn't always great. About Apeejay, try for DPS also, near sector 30. Mere relative ka bacha wahan padhta hai.
What's your budget? Sector 9 has a wide range of properties, and prices vary a lot. Also, are you looking at resale or new construction? Resale mein, you might find better deals, but new construction mein, the builder will try to sell you the moon.
U5, good point about resale vs new. New construction mein, be very careful about RERA registration and completion timelines. Many builders in Noida are notorious for delays. Check RERA website before committing to anything.
Apeejay mein admission ke liye, try for the nursery level. Easier to get in then. Direct admission in higher classes is next to impossible. Also, donations are pretty common, sadly.
Donations? Seriously? That's ridiculous! Is this still happening? I thought RERA was supposed to curb all this nonsense.
U8, bhai, you're living in a dream world if you think RERA can stop donations! It's an open secret. Everyone knows it happens.
U8, sadly it's true. Schools find ways around it. They might call it 'development fee' or something else fancy, but it's basically a donation by another name.
U8, RERA only deals with builders and property transactions. Schools are a different ballgame altogether. Donations are still very much a reality, unfortunately.
Sector 9 is decent, bhai. Apeejay is definitely one of the better schools, but yeah, admission is tough. You'll need to start preparing well in advance. Safety-wise, it's generally okay, but keep an eye out, especially after dark. Raat ko mostly shant rehta hai.
I agree with U1. Apeejay is good, but competition is insane. My neighbour's kid didn't get in even after trying for two years! Have you considered Amity School in Sector 44? It's a bit further, but also a good option.
Hidden costs? Maintenance charges can be a killer, especially in older societies. Also, parking fees, club membership… it all adds up. Make sure you factor those in. I shifted here 5 years back, and initially, I was caught off guard. Property tax bhi dekh lena!
