₹1.8 Cr for a 3BHK in Sector 91 feels like a stretch, but my family needs space. I'm currently in a 2BHK in Sector 65, thinking of upgrading. Already have a home loan. Builders like Shubham Estates quote one price, but then PLC, floor-rise premium, parking... is it just me ya sabko lagta hai ki yeh hidden charges bohot zyada hote hain? Matlab, possession tak total cost kitna upar ja sakta hai? Is that premium for a higher floor or corner unit actually worth the ROI?

The ROI on higher floors or corner units is very debatable, especially at 1.8 Cr. For Shubham Estates specifically, what's their possession track record like in Sector 91? Have they delivered other projects on time? That's a huge factor for me, not just the premium. Also, are you getting a good deal on your 2BHK in Sector 65, or will that also be a struggle to sell?

Sahi kaha, bhai. I had a terrible experience with another builder near Basai. They quoted one price, then kept adding charges. My final cost went up by almost 25 lakhs. The floor-rise premium is only worth it if you plan to stay long-term and enjoy the view, otherwise, resale value doesn't always reflect that premium proportionally, especially in a developing sector like 91. Don't rush into it.
Regarding Shubham Estates, I heard their project in Baharampur Naya was delayed by almost 2 years. Possession *status* for their current projects is often a concern, so definitely check that. For your 2BHK, if you're getting a decent resale value, then upgrading makes sense, otherwise, the loan burden will be huge.
Bhai, you're not alone. I was looking at a project near Airport Road (Gurgaon side) and the difference between quoted and actual was almost 15-20%. It's crazy how they hide these charges until you're deep into the process. ₹1.8 Cr is a lot to have these surprises.
Same here. My friend booked in Baliawas and his total cost went up by 18 lakhs just from these 'extra' charges. It's like they have a separate hidden menu for everything after booking.
Totally agree! PLC, EDC, IDC, GST... list never ends. Builders ka standard trick hai to show a lower price initially. Bahut frustrating hota hai.
