Sector 91/92 property prices feel unrealistic

Sector 91 & 92 keeps coming up every time I shortlist something. Builders like M3M and Godrej have projects here, price tags are pretty high for a 3BHK, like ₹2 Cr+ easily. Honestly, I'm not sure if these prices are justified right now, ya know? Investors are saying Dwarka Expressway se appreciation pakka milega, but daily life ka kya scene hai? Traffic, water supply, power cuts – how bad is it actually? Mera budget ₹2.5 Cr tak hai, so I'm looking for a solid first home with good ROI in 3-5 years. Should I push for this area or look elsewhere? Kya negotiation ka scope hota hai these days? Parents are saying to wait, but FOMO bhi ho raha hai.
