Sector 92 plot vs flat - which is better, really?

I work in real estate, but buying for myself is different, right? I'm looking at Sector 92, Noida. Confused between a plot and a flat. Plot mein construction cost alag se lagega, but appreciation zyada ho sakta hai? Flat toh ready-made hai, EMI shuru, rent bhi mil jayega. Not sure if the higher ROI on plots is worth the headache. Heard some horror stories about Unitech Group earlier, made me think twice about plots. 2BHK vs 3BHK bhi soch raha hu, rent ke hisab se. Anyone got real numbers for rental yield in Sector 92? Should I just stick to a ready-to-move flat? Koi tips hai toh batao. Hope this helps someone.
