Sector 94A flat vs resale – what to do?

Kids have moved out, don't need such a big place anymore. Sector 94A mein dekh raha hu. Option 1: New flat, thoda chota, but elevator and all. Option 2: Resale, but closer to the hospital. Maintenance charges kaise hai udhar? Which one should I pick? Kya lagta hai?
