Sector 94A investment potential feels like a gamble

Did a lot of online research on Sector 94A recently. I'm based in Dubai and looking to invest back home, but can't do a site inspection myself. It looks promising for appreciation, especially with Jewar airport coming up. But honestly, is the investment potential really strong for a 3-5 year horizon, or is it mostly hype? Also, what's the resale market like there? I'd need a property manager, so ease of selling later is key. Any legal clarity issues I should watch out for if buying remotely?
