Since January I've been eyeing a 2BHK in Sector 94A, maybe JKG Constructions ka project. Builder quote toh ₹1.1 Cr bol raha hai, but I'm sure that's not the final price. My parents keep saying negotiate karo, but Noida mein sach mein kitna scope hota hai? Like, can I realistically knock off 5-10%? And what about hidden charges? I'm worried about maintenance, club fees, OC. Matlab, property price ke alawa aur kitna add ho jaata hai? Any tips for a first-time buyer? Don't want any surprises after booking.

JKG ka track record utna accha nahi hai, bhai. Sector 94A mein hidden costs ka scene toh har jagah hai, but JKG jaise builders ke saath aur zyada careful rehna padta hai. ₹1.1 Cr bol rahe hain, usme GST, registration, IDC/EDC, IFMS, power backup, club membership, parking, aur toh aur maintenance ka 1-2 saal advance mein hi le lete hain. Easily 15-20% upar jaayega final cost. Negotiation 5-10% toh mushkil hai unless inventory bahut high ho, but try karna
