Been living in Noida for 5 years, currently in a 2BHK in Sector 75. Thinking of upgrading to a 3BHK or maybe even a villa, and Sector 95 keeps popping up. The prices seem pretty high for what it offers, honestly. Is the price jump worth it compared to other sectors closer to the expressway? Already have a home loan, so EMI is a big factor. The connectivity is decent, but I'm more concerned about the day-to-day living experience. Has anyone actually lived there and can give me a real resident's perspective? What's the real story with water supply and power cuts? Am I the only one who feels it's a bit overhyped?

Ultimately, it depends on your priorities. If you value connectivity and a well-developed infrastructure, Sector 95 is a good choice. But if you're on a tight budget, there are definitely better options.
Don't just rely on online reviews. Visit the site, talk to the residents, and get a feel for the place yourself. That's the best way to make a decision.

One thing I will say about Sector 95 - the property tax is insane!
Market is crazy right now. Rates are going up everywhere. If you like something, don't wait too long or you'll miss out.
Bhai, I bought in Sector 78 two years ago. Similar to 75, but slightly newer construction. Maybe check there as well?

My cousin lives in Sector 95. He says the biggest advantage is the proximity to the expressway. Makes travelling to Delhi and Gurgaon much easier.
Sector 150 is the future. Wait for a few years, and it will be the most sought-after location in Noida.

Has anyone checked the RERA registration number for the projects in Sector 95? Sometimes that gives you a good idea of the builder's track record.

I was also considering Sector 95, but then I found a better deal in Sector 143B. Similar connectivity, but slightly lower prices.
Power cuts are less frequent in 95 compared to older sectors, but still happen during peak summer months. Inverter is a must, trust me.
I bought a villa in Sector 95 three years ago. Paid a premium, yes, but the peace of mind is worth it. The community is good, and the maintenance is decent. But yes, builder ne bahut rulaya possession mein.

Sector 75 se 95... doesn't seem like a huge upgrade for the price difference. Have you considered Sector 150? Still developing, but the prices are comparatively lower and the greenery is amazing.

Metro is planned, but kab tak banega... that's the question! Right now, it's heavily dependent on private vehicles.
Exactly! And autos charge a bomb from the nearest metro station. Not practical for daily commute.
Work from home is the only solution for 150 residents right now lol
Water supply is a legit concern everywhere in Noida. 95 is no different. Check with the residents' association before you finalize anything.
Totally agree, bhai. Sector 95 is all hype. Paying premium just for the 'Noida Expressway' address. You're right to question it.
I think it depends on the builder, yaar. Some projects there have amazing amenities. Which one are you looking at specifically? Maybe that's influencing your opinion.
