Honestly, for investment, Sector 150 or Noida Extension are better bets right now. Sector 95 is more for people who want to live there themselves.
My personal opinion? Wait and watch. Let the market stabilize a bit before jumping in.

I think it's a gamble. High risk, high reward. If the metro comes through and the area develops, you could make a lot of money. But it's a big 'if'.

Check amenities completion before booking, I made that mistake in Sector 75. Now I'm stuck with half-finished facilities.
Sector 95 is decent if you are looking for a spacious apartment and a green environment but don't expect crazy rental yields or immediate resale gains.
Sector 95 is good for end-use, not so much for investment. I live there with my family and we love it. It's peaceful and green.
I think the upcoming metro line will definitely boost prices in the future. It's a long-term play.
Totally agree yaar. Metro se toh definitely fayda hoga. But when will it actually be completed? That's the question.
Don't forget to factor in the maintenance charges. Some societies in Sector 95 are charging exorbitant rates.
I think it depends on which project you are considering. Some are better located than others. Which builder are you looking at?
Rent demand toh abhi low hi hai. Mostly families rehte hai udhar. Bachelors are more towards Sector 18 or 16. Resale ka toh I have no idea.
Mera bhi same experience tha 2 years ago. I was considering a property there but the rental yields were pathetic. I ended up buying in Greater Noida West.
Be careful — this builder has 3 delayed projects in Noida Extension. RERA registration number check karo before investing.

Overpriced hype imo. I looked into it last year, rent was not justifying the price. Sector 150 is better for investment right now.
Sector 150 is also going crazy with prices. What's the average rate there now? Last I checked it was around 6.5k.
Agree with U2. 95 is too far from everything. Connectivity is still an issue.
