Visited Sector 95 last week, checking out 3BHK options. Currently in a 2BHK in Sector 75. Thinking of upgrading, but the price jump is significant. Already have a home loan, so EMI will be a killer. One thing I noticed during the monsoon was serious waterlogging near the main road. Matlab, almost knee-deep! No one tells you this. Builder is saying 'drainage is being improved', but honestly not sure. Is it worth paying the premium for a 'new' sector if barish mein itna problem hai? Also, how bad are the power cuts there? Heard some rumours about frequent outages. Any Sector 95 residents facing similar issues? Should I reconsider? Hope someone can share their experience.

My two cents: if waterlogging is a deal-breaker, look at sectors closer to the expressway. They tend to be better maintained.

Before you finalize anything, visit the site during peak traffic hours. Sector 95 can get really congested, especially during office timings.
One more thing - check the builder's maintenance charges. Some builders in Noida charge exorbitant amounts for maintenance.

Sector 150 is also an option if you are looking for a new sector. Slightly further, but better planned and more green space. Avg rate is around 7k/sqft now.

I used to live in Sector 95. The waterlogging near the Advant building was terrible. Car almost got stuck once. Glad I moved!

I bought a 2BHK in Sector 94 (right next to 95) 3 years ago. Same story - builder promised everything. Reality is different. Power cuts were frequent initially, now it's better. Waterlogging is thankfully not a huge issue in my complex. Check the drainage system carefully.
RERA registration number check karo OP. See if there are any complaints against the builder. It's a good starting point.
Sector 75 is already quite developed. Is the upgrade really worth the hassle and extra EMI? Think long term.
Which builder are you talking about? Some builders in that area are known for delayed projects and poor construction quality. Be specific so we can give you better advice.

Jaypee ka toh naam hi kharab hai yaar. Avoid at all costs. I know someone whose possession is still pending after 5 years!
U4, haan, Jaypee side thoda zyada problem hai. I'm in a different society further in. But yeah, you're right, knee-deep is unacceptable anywhere.
