Honestly, I'm confused about Sector 95. Everyone's saying connectivity is amazing because of the expressway. But sector ke andar traffic ka kya scene hai? Peak hours mein kitna time lagta hai? And waterlogging during monsoon – sahi mein problem hai kya? My parents keep saying it's too far from everything. Ab samajh nahi aa raha.

I heard that there are plans to improve the internal roads in Sector 95. But who knows when that will actually happen? Noida authorities are slow to respond.
So, are you still considering buying in Sector 95 or have you changed your mind after all the feedback?
I think it depends on the project and the builder. Some projects are better than others. Do your due diligence and choose wisely.
Honestly, after reading all these comments, I'm even more confused than before! Maybe I should just stick to renting for now.
I think sector 150 is better in terms of planning and greenery. Thoda aur paisa lagega, but worth it in the long run.
Be careful with the builders in that area. Some of them have a history of delayed projects and quality issues. Do your research before investing.
I think the expressway proximity is a double-edged sword. It's good for connectivity, but it also attracts a lot of traffic to the sector. So, internal roads are bound to be congested.
It's all about priorities. If you value connectivity above all else, then Sector 95 might be a good option. But if you prioritize peace and quiet, then look elsewhere.
Don't forget to factor in the cost of living. Sector 95 is still developing, so you might have to travel to other sectors for groceries, entertainment, etc. Add that to your monthly expenses.
My friend booked a flat there, and the builder has already delayed possession by six months. Builder ne phir se date extend kar diya lol.
Sector 95 is developing, but it's still got a long way to go. If you're looking for a ready-to-move-in property with good amenities, you might want to consider other sectors. Sector 75 or 76 might be better options.
What's the possession status of most projects there? Are they on schedule or delayed?
Don't just rely on hearsay. Check the RERA registration of the project you're interested in. See if there are any complaints filed against the builder. That's the first step.
Sector 95 is good for investment if you are looking for long term gains. The Jewar airport will definitely boost property prices in the area. But for immediate living, it might not be the best option.
Long term gains are never guaranteed, bhai. Market conditions can change. Don't blindly invest based on future projects.
I agree with U14. Look at the current market conditions. Interest rates are rising. Be cautious.
Does anyone know what the current circle rate is in Sector 95? I'm planning to buy a resale property.
You can also get an estimate from property portals like Magicbricks or 99acres.
Check the Noida Authority website. They usually have the updated circle rates listed.
Far from everything? Depends on what your parents consider 'everything'. It's close to Pari Chowk and the Jewar airport is coming up. But yeah, for daily needs, Sector 18 is quite a drive. What are you prioritizing?
Connectivity is good, no doubt. But the internal roads are a mess. Plus, construction is still going on everywhere, so dust and noise are constant. I'd say, wait a year or two before investing.
Exactly! Construction noise is a huge turn-off. I visited a friend there last week, and it was unbearable.
U4, are you talking about ATS project specifically? I heard they are still developing it
Haan yaar, construction to Noida mein har jagah chalta rehta hai. But 95 is particularly bad right now. Dust allergy ho jayegi waha reh ke.
I bought a flat in Sector 95 two years ago. Initially, I was excited about the expressway access. But honestly, I regret it. The traffic inside the sector is a nightmare during peak hours. It takes me 30-40 minutes to get to the expressway. Waterlogging is also a concern.
30-40 minutes to get to the expressway? That's insane! Expressway ka fayda kya hua phir?
Oh no! Which project are you in, U8? That's really concerning.
U8, this is exactly what I was afraid of! Thanks for sharing your experience. It's making me rethink my decision.
Sector 95 is definitely hyped up because of the expressway. But you're right, sector ke andar ka scene is different. I've heard about the waterlogging issues too. My suggestion? Visit during monsoon season and see for yourself.
I agree with U1. Connectivity is good on paper, but practically, it's not that great. Sector 95 se DND flyway pakadne mein bhi toh time lagta hai! And yes, waterlogging is a real problem. I've seen videos.
