posted on 31 MarSector 95 Noida: Senior citizen perspective needed!
Selling my bada house, kids have moved out. Looking at Sector 95, Noida. Is it safe for a couple? Kya hospitals aas paas hain? Don't need too much space anymore, just a good society with lift. Maintenance charges kitna hota hai? Resale ka kya scene hai, in case kabhi bechna pade?

Sector 95 is okay, but have you considered Sector 137? Metro connectivity is better, and there are more hospitals nearby.
Ultimately, it depends on your priorities. If peace and quiet are your main concerns, Sector 95 is a good choice. But if you need easy access to amenities and medical facilities, you might want to consider other options.
So, which society are you leaning towards now? Did you finalize anything yet?
Good luck with your search! It's a big decision. Take your time and choose wisely.
Senior citizen discount milta hai kya properties pe? Anyone knows?
Kuch builders dete hain, kuch nahi. You have to ask them directly. It's not a standard thing.
Stamp duty mein shayad milta hai thoda bahut. Check with a lawyer.
I bought a flat in Sector 75 three years ago. Same situation as you, kids moved out. Now I regret it. Maintenance is high, and everything is so far away. Sector 95 might be better, but do your research!
Don't just rely on what the builder tells you. Visit the site multiple times, talk to existing residents, and check online reviews. Due diligence is crucial.
Check the RERA registration number of the project before you invest. It's a good way to verify the builder's credentials and avoid scams. RERA website pe sab information mil jayega.
Haan bhai, RERA number is a must. And also check for any pending litigation against the builder.
Lift is a must for senior citizens. Check if the lift is well-maintained and has backup power. Also, see if there's a ramp or easy access for wheelchairs in case you need it in the future.
Sector 95 is good, but property prices are rising because of the Jewar airport. So, resale value should be good in the long run. But don't expect immediate returns.
Jewar airport is a game changer. Property rates will definitely go up. Invest wisely!
Bechna pade toh resale value society ke maintenance aur construction quality pe depend karega. Cheap material use kiya toh value down ho jayega.
What's your budget and what size apartment are you looking for? That will help narrow down the options.
Resale ka scene toh abhi thoda down hai. Market correction chal raha hai. But Sector 95 is still a good location, so you should get a decent price. Just don't expect crazy profits.
My parents live in Sector 93A, which is nearby. They are happy there. Shanti se rehte hain. But yes, medical facilities are a concern. We have to drive them to Fortis in Sector 62 for serious stuff.
Which society are you looking at? Some societies are better maintained than others. Amrapali Sapphire was a nightmare, avoid that one!
Amrapali ka toh naam mat lo! RERA mein case chal raha hai. Paisa doob gaya.
True that. Amrapali is a big no-no. Look for a builder with a good track record. Ajnara, Godrej, or ATS are generally reliable.
Aas paas hospitals toh hai. Yatharth Hospital bhi hai, and Felix toh U1 ne bata hi diya. But traffic ka bhi dhyan rakhna. Peak hours mein Sector 62 jaane mein bahut time lagta hai.
Sector 95 is decent for senior citizens. Peaceful hai. But hospitals are a bit far, you'll need a car. Felix Hospital is probably your best bet. Maintenance charges society pe depend karta hai, 3-5k expect karo. Resale...abhi market theek hai, but future ka kaun bata sakta hai?
Bada house bech rahe ho? Good decision. Cleaning bhi mushkil hota hai. Sector 95 is relatively safe, but security guards ka dhyan rakhna. Which society are you considering?
Safety is paramount, especially for seniors. Sector 95 is generally safe, but verify security measures of the society. Check for CCTV coverage, gated entry, and night patrolling. Also, proximity to markets is important for daily needs.
Maintenance charges will depend on the builder and the size of your flat. Check the super area before finalizing anything. Some builders charge extra for parking and club membership. Beware of hidden costs!
Exactly! Hidden costs are a big problem. I was quoted one price and ended up paying almost 1 lakh more! Read the fine print carefully.
Haan bhai, totally agree. Builder log chuna lagate hain. Transparency is key. Ask for a detailed breakdown of all charges upfront.
