Sector 95A ke prices genuine hain ya overhyped?

Visited a couple of projects in Sector 95A last weekend, looking for a 3BHK for my growing family. Builders quoted prices around ₹1.8 Cr. Honestly, it feels way too high for that area. Plus, maintenance charges alag se. Kya yeh prices justified hain ya sirf hype hai? Samajh nahi aa raha.
