Sector 97 3BHK prices – are they justified?

Sector 97, Noida Extension – I'm seriously looking at this area for a 3BHK upgrade. Currently in a 2BHK in another sector, but the prices for a good 3BHK here, especially with builders like Godrej or ATS, seem quite high. We're talking ₹1.2-1.5 Cr easily. My agent mentioned checking RERA filings for past transaction prices; it gives a real reality check on the actual negotiation room, not just what they quote. Is this a common practice?
