Sector 98 keeps popping up as a good investment. I'm based in Dubai, so can't just drive over and check. Heard about water issues. Municipal supply unreliable? Is it all borewell and tankers? Honestly not sure if I can manage that from here. Also, what about power cuts? DG backup enough? Need a property manager anyway, but still... anyone else worried about this?

Thanks, everyone, for the insights! Seems like Sector 98 is a mixed bag. Water situation is a real concern. I'll definitely do more research and consider other options as well. Appreciate all the advice!
Good luck with your search! Noida real estate can be tricky, but there are good deals to be found if you do your homework.
Check amenities completion before booking, I made that mistake in Sector 75. Paid for a swimming pool that never got built!
Be careful – some builders in that area have 3 delayed projects already. Due diligence is a must.
Rising property rates are a concern everywhere. Even Greater Noida West is getting expensive.
I'd say visit the site yourself before making a decision. Talk to residents. Get a feel for the place.
For someone based in Dubai, managing the water and power situation remotely will be a headache. Unless you have a really trustworthy property manager.
Builder ne phir se date extend kar diya lol. This is the story of Noida real estate. Patience is key, bhai.
Possession status kya hai for the projects you're considering? Delay ho raha hai toh RERA mein complaint karo.
One thing to consider is the green cover in Sector 98. It's relatively greener compared to other sectors in Noida. That's a big plus point for me.
Totally agree yaar. Green spaces are important. But water is more important. Can't live without water!
Which project are you looking at in Sector 98? That makes a big difference. Some builders have better infrastructure than others.
Guys, RERA registration number check karo before investing anywhere. Don't just go by what the builder says.
I invested in a resale apartment in Sector 98 last year. Honestly, the water situation is manageable. The society has a good borewell system and the tanker supply is reliable. Power cuts are minimal. But yes, maintenance charges are on the higher side.
What about the metro connectivity? I heard the Aqua Line extension is planned for that area. Any updates?
Metro extension is still a few years away. Don't rely on it for immediate connectivity.
Haan, by the time metro comes, rates will be sky high anyway!
I live in Sector 93A, close by. Water tankers are a regular sight, especially during peak summer months. Power cuts are manageable with DG, but it adds to the monthly expenses. Investment wise, Sector 98 is good, but factor in these recurring costs.
Don't believe the hype! Sector 98 is overpriced because of the 'premium' tag. Water and power issues are REAL. Better to look at sectors further down the expressway – better value for money.
Which sectors are you talking about? 143? 150? Rates are climbing everywhere!
True. Sector 150 ka avg rate 7k/sqft hai abhi. Investment is good, but only if you plan to hold long term.
I agree with U6. Sector 98 is good for end-use, if you want to live there. Investment, not so much unless you get a really good deal.
Sector 150 mein bhi toh water logging hoti hai during the rains. Every area has its problems, right?
Mera bhi same experience tha 2 years ago. I was considering investing in Sector 98 but the water situation scared me off. I ended up buying in Greater Noida West. Much better value, though commute to Delhi is a pain.

Bhai, water situation is definitely a concern. Municipal water is patchy. Most societies rely on borewells and tankers, especially in summer. Power cuts are frequent too, but DG backup is usually there. You'll definitely need a good property manager.
Haan yaar, Noida mein yahi problem hai. Infrastructure is still developing. But Sector 98 is premium, so hopefully, they have better arrangements.
DG backup ka bhi cost hota hai! Maintenance charges will be high. Factor that in.
