Sector 98 is getting expensive for what it offers.

Currently in a 2BHK in Sector 75, thinking of upgrading. Was checking out Sector 98, specifically villas. Saw some by Godrej, but the price jump is kinda insane. Already have a home loan, so EMI is a big factor. Is the price justified, or is it just hype? What's the real deal with water supply there? Heard mixed things. Municipal water enough, or always dependent on tankers? Also, how's the traffic situation during peak hours? That area looks pretty far inside. Is it a smooth drive, or a total nightmare getting to the expressway? Honestly not sure if it's worth the premium. Any residents have real-life experiences? I'm looking for a long-term investment, is it actually a good one?
