Anyone living in Sector 98? What's the deal with the crazy high maintenance charges? I'm looking at a flat there, but the RWA fees seem insane. Honestly not sure if it's worth it even with the good connectivity. My parents keep saying it's a trap. Is it just me, or are others feeling the pinch? Koi batao, RWA actually delivers on services for that much paisa? Should I look elsewhere in Noida? Any advice?

What did you decide, U1? Are you still considering Sector 98, or are you looking elsewhere?
At the end of the day, it's your call. Do your research, weigh your options, and choose what's best for your family and your budget. All the best!
My advice? Visit the property at different times of the day. See how the traffic is, how crowded it gets. Get a feel for the neighborhood.
Don't fall for the 'luxury' tag. Most of these so-called luxury apartments are just overpriced and poorly maintained.
I heard the new metro line extension will improve connectivity in Sector 98. That might be a positive factor.
U1, which builder are you considering? Some builders are notorious for delays and poor construction quality. Knowing the name will help us give better advice.
Honestly, high maintenance is a Noida reality. Even Sector 75 mein same problem hai. It's about weighing the pros and cons.
Don't just look at the connectivity. Think about the long term. What about schools, hospitals, and grocery stores? Are they easily accessible?
I bought in Sector 93 a few years back. Similar story. High maintenance, but the RWA is useless. They only care about collecting money.
Market is going up, bhai! If you like the location and can afford it, go for it. Don't wait too long, prices will only increase.
Has anyone tried negotiating the maintenance charges with the builder or RWA? Is that even possible?
Check for hidden charges too! Some builders add extra fees for parking, club membership, etc. Read the agreement carefully.
What's the carpet area rate they're quoting? Compare it with other sectors. Sector 150 is developing fast, might be a better investment.
Sector 150 is expensive now! Avg rate is around 7k/sqft. Sector 98 should be cheaper.
Sector 150 has better sports facilities though. If you're into that, it's worth the extra cost.
Possession mila kya aapko, U1? That's the biggest headache in Noida. Builders promise the moon but deliver nothing.
U18, abhi toh looking at a property only. Possession toh door ki baat hai! But good point, will check the builder's track record.
Connectivity is good, but have you considered Sector 137? Metro connectivity hai and prices might be more reasonable.
Sector 137 is definitely worth considering. Plus, you're closer to Pari Chowk if you need to go that side.
Yeah but Sector 137 has a lot of high-rise buildings. Sector 98 is a bit more peaceful, no?
Before you finalize, check the RERA registration number and see if there are any pending complaints against the builder. It's a lifesaver!
Good point, U11. Where can I find this RERA info? Is there a website?
UP RERA website, easily searchable on Google. Just type in the project name or RERA ID.
I lived in Sector 98 for 5 years. The maintenance charges kept increasing every year, but the services didn't improve. Eventually, I sold and moved to Gurgaon. Best decision ever!
Gurgaon is expensive though, right? Maintenance charges there must be even higher!

Totally feeling you, U1! Sector 98 is great location-wise, but those maintenance charges are a killer. Which project are you looking at? Some are worse than others.
Haan yaar, depends on the builder too. Some builders just want to squeeze every last drop. Check the fine print carefully before you commit.
U2, U3 which projects are known to be particularly bad? Knowing that info would be super helpful!
My friend lives there. He complains about the same thing. Says the gym is always broken and the swimming pool is green half the time. RWA is unresponsive.
Exactly! And then they threaten to cut off services if you don't pay on time. Hypocrites!
