I'm thinking purely from an investment point of view - rental yield kya milega? Also, safety ka scene kya hai, especially at night? I've heard mixed reviews. Circle rate is usually lower than the market rate. Don't rely too much on it. It's just for stamp duty calculation.
I used to live in Sector 93A. Similar situation - high prices, decent connectivity. But the noise from the expressway was a constant problem. Check for that in Sector 98 too.

Emerald Court? Aren't they the ones who had to demolish those towers? Major red flag.
