I think Sector 99 is banking on the upcoming Jewar airport boosting prices. But that's still years away.

Circle rate is one thing, market rate is another. Prepare to pay more than the official rate.

Water cuts toh bhai Noida ka national sport hai. Get ready for tanker mafia. Jokes aside, check if the society has rainwater harvesting. That helps a bit.
I visited a friend in Lotus Greens Broadwalk last month. The apartments looked nice, but the surroundings were still under construction. Dust everywhere!

I bought in 99 three years ago. Prices have definitely gone up since then, but the living experience... mixed bag. Amenities are not fully developed yet. Builder ne phir se date extend kar diya lol.
