Seeking advice: Negotiating a 3BHK upgrade in Greater Noida
Okay, I'll be honest — I'm trying to figure out if secondary market deals are actually better for upgrades. Currently in a 2BHK in Sector 137, thinking of upgrading to a 3BHK or maybe a small villa near Sector 25A. My budget is around ₹1.5-2 Cr. Already have a home loan, so EMI ka scene pata hai. Builders like Home Option Propbuild Pvt. Ltd. have new projects, but unmein negotiation kitni hoti hai? I'm wondering if buying a resale property in an established sector gives more room to bargain. Brokers tell me resale mein discount zyada milta hai, but then unka commission bhi lagta hai. Is it worth going through a broker for resale, ya direct builder se better deal ban jaati hai? What's your experience with negotiation, especially for a 3BHK around ₹1.5 Cr? Where do you think one finds better value?
