posted on 20 MaySeeking advice on Sector 62 flats for older couples
Spent the whole Sunday checking out options in Sector 62. My kids have moved out, so we don't need such a big place anymore. We're looking to sell our old house and get a smaller, manageable flat, probably a 2BHK. Saw a couple of projects, they seem okay. My main concern is proximity to good hospitals and general maintenance costs. Are the RWA charges there reasonable, or do they keep hiking them? Also, how's the safety for older folks walking around in the evenings? Any honest experiences would be super helpful.

Haan yaar, same feeling. Lagta hai abhi bhi market bahut volatile hai. Maybe wait karna hi best hai, ya fir thoda aur outskirts mein dekhna padega.
Toh finally kuch samajh aaya kya? Itni saari cheezein hain dekhne ke liye, confusion aur badh gayi hai. Mujhe lagta hai ki Gurgaon mein affordable aur tension-free ghar milna toh impossible hai first-time buyers ke liye.
Dekhiye, Sector 62 is definitely a hot property right now, especially with all the commercial development. But for older couples looking for peace and quiet, and manageable expenses, it can be tricky. Prices per sqft have shot up recently, so negotiating a good deal is tough. RWA charges are a big black box for most societies. Most builders hand over the RWA after a few years, and then the residents are stuck with whatever decisions are made. It's not just about the monthly charges, but also about unexpected maintenance costs or special assessments. You should definitely check the builder's reputation for post-possession support.
I agree with U7 and U9. It's a huge decision for older couples, so due diligence is key. Instead of just relying on builder promises, try to find current residents of the projects you're interested in. Many societies have WhatsApp groups or Facebook pages. Ask them directly about RWA, safety, and any hidden costs. Sometimes, older, established societies in areas like Baharampur Naya might offer more transparent RWA structures, even if the amenities aren't as fancy.
Sahi kaha U7, builders ka post-possession support toh zero hota hai! Humne bhi ek project dekha tha Badshahpur ke paas, builder ne maintenance ka promise kiya tha, but ab koi sunta hi nahi. Itna darr lagta hai ki property kharidne ke baad koi problem ho toh kahan jayenge. Lagta hai ki bas paisa nikalna hai unko.
U6, Medanta aur Artemis dono hi Sector 62 se around 15-20 minute drive hain, traffic na ho toh. Connectivity is good, but yes, it's not like they are next door. Fortis bhi utni hi dur hai. So, medical facilities are accessible, but not walking distance for sure.
Oh, that's exactly my concern! My parents are also looking for a smaller place, and safety plus RWA charges are top priorities. Sector 62 sounds good on paper, but I've heard mixed reviews. RWA charges ka kya scene hai waha? Aur security wise, especially for older people, kaisa hai? Sham ko walk ke liye safe hai kya?
Aur hospital proximity ka kya, bhai? Jaise Medanta ya Artemis kitni dur hain? Mere parents ko regular check-ups ki zaroorat padti hai, so that's crucial.
Safety wise, main toh kahunga ki kaafi projects mein gated community hone ke baad bhi, bahar ki roads utni well-lit nahi hain. Mere ek relative wahan rehte hain, unhone bola ki sham ke baad thoda uncomfortable feel hota hai. Better hai ki jo specific society aap dekh rahe ho, wahan ke residents se baat karo.
Sector 62 for older couples... hmm. Dekho, location toh achi hai connectivity wise, but maintenance charges kaafi projects mein high ja rahe hain. Mere ek relative ne bhi wahan dekha tha, 2BHK ka rent bhi kaafi high hai, toh buying mein toh aur bhi darr lagta hai. Builder sales reps toh sab acha bolenge, but ground reality thodi different ho sakti hai. Budget ka dhyaan rakhna padega.
Bilkul! Mere friend ne ek project liya tha Sector 67 mein, wahan bhi initially RWA charges kam the. Ab 3 saal mein itne hike kar diye hain ki unko manage karna mushkil ho raha hai. Woh toh bol rahe hain ki kaash pehle hi clear idea hota. Aapko toh especially dhyan dena chahiye ki RWA ki financial health कैसी है और past hikes ka record kya hai.
Sahi keh rahe ho. Hum bhi Gurgaon mein first-time buy kar rahe hain aur budget tight hai. Sunte hain ki RWA charges bahut badhate hain after possession.
