Seeking real deal advice for Noida Extension property
Last few months se Noida Extension mein property dekh raha hoon, especially around Sector 165. As someone jo khud real estate mein hai, I know what builders don't tell you, but buying for myself is a different ball game. Rani Promoters ke project mein floor-rise premium kaafi high lag raha hai. Like, 4th floor pe 3BHK ke liye ₹1.5L extra maang rahe hain. Is it really worth it for a view jo shayad aage block ho jaye? Also, secondary market mein negotiation ka scope kitna hota hai? New projects mein toh they play hardball, bolte hain 'no price drop policy'. But resale mein, especially for a 2-3 saal purana flat, can we push for a better deal? Like around ₹70-75L for a good 2BHK, say, in a decent society. Kya actual owners thoda flexible hote hain ya brokers ka game zyada chalta hai? Just trying to figure out the best way to save some lakhs. Any experience with secondary market negotiation ya floor-rise pe compromise? Kya lagta hai, where can one get the real value?

Bhai, floor-rise premium ka toh pura scam lagta hai. ₹1.5L for 4th floor? Woh bhi Noida Extension mein jahan high-rises ki kami nahi hai? Mera friend bhi Rani Promoters mein dekh raha tha, usko bhi yahi laga. Aage jaake view block ho hi jaana hai, kya fayda itna extra dene ka. Sahi keh rahe ho, it's a different ball game when you're buying for yourself.
