₹95 lakh for a 2BHK in Noida Extension, and I'm still scratching my head. Kids settled abroad, ab itna bada ghar nahi chahiye. Thinking of selling our old place and moving to a manageable 2BHK/3BHK in Greater Noida. Visited some projects by Godrej, ATS, and Gaursons. Construction quality bahut suni hai, especially plaster cracks and seepage issues after possession. Also, post-possession maintenance charges ka kya scene hai? Builders like Mahagun, ACE Group... are they RERA compliant properly? Kaisa experience raha with quality and maintenance? Should I be worried about long-term issues?

Yaar, it's a mixed bag. Not all projects are bad. My friend got a flat in a Gaursons project in Noida Extension, and so far, touchwood, no major issues. Maintenance is also decent, around ₹3 per sqft, which is manageable. I think it depends a lot on the specific project and the builder's reputation for that particular development, not just the brand name overall.
Bhai, you're not alone. My cousin booked in a Mahagun project near Alpha I Greater Noida, and after possession, the issues started appearing within 6 months. Seepage from the bathroom walls, lift breakdowns every other week. They've been fighting with the maintenance team for ages. What's the point of RERA if builders still get away with this? Are these big names like ATS and Godrej also having similar issues, or are they generally better with quality control?
Always get a third-party inspection done before possession if possible. It's worth the cost, saves you from future headaches.
I agree about Mahagun. My colleague had similar issues in their project near Ajayabpur. Water pressure problems, bad common area upkeep. It's not just construction quality, but also the post-handover management by the builder's appointed agency. They just don't care after the sale, only focus on new projects.
RERA is there, but implementation is slow. You have to file a complaint and it takes ages. For ATS, I heard their quality is generally better but depends on the specific project manager aur site ki supervision pe.

Maintenance charges are a huge trap. They start low, then suddenly hike them up after a year. Read the fine print carefully, especially the AMC for common facilities, usme bahut hidden costs hote hain.
Haan bhai, same experience. My uncle faced massive seepage in his Godrej flat in Alpha II Greater Noida. It's a gamble everywhere.
