Visited Seelampur last Sunday, looking for a 3BHK for my family. Honestly, the property prices builders quote are just crazy high, especially when you hear about so many illegal construction issues around. How can they justify that? My wife's priority is kids ki safety, and I'm really worried about the actual ground reality. Is it genuinely safe for families?

The current market conditions in Delhi are just bonkers. Interest rates are up, but property prices are not cooling down at all, especially in areas like Seelampur which are relatively 'affordable' compared to South Delhi. It's a seller's market, and builders know it. We're caught between a rock and a hard place.
Guys, it's not all bad. Some pockets of Seelampur are actually developing well, especially closer to the main roads. My cousin lives there, and for connectivity to Central Delhi, it's great. But yes, illegal construction is a real concern, you HAVE to check RERA status thoroughly. Price negotiation is key.
U8, try looking at projects towards Shahdara side, some small builders there are slowly getting compliant. For RERA, always check the RERA website directly with the project name or builder name. Don't rely on what the broker says. I found one project, 'Green Heights' (RERA ID: DLRERA/2023/00021), seemed legitimate, but prices were still high.
Which pockets are you talking about? Because the area near the railway line is a complete mess. Aur RERA status check karna bhi mushkil hai jab builder hi avoid kare. Any specific projects you recommend checking out for genuine RERA compliance?
Bhai, my experience was similar. We went to see a flat near Seelampur Metro. Builder ne bola 'luxury amenities' hain, but the approach road was so narrow and crowded. Kids ki safety ka toh soch bhi nahi sakte wahan. And the prices... forget it.
Totally! Aur parking ka toh socho hi mat. Ek car khadi ho jaye toh traffic jam. Yeh log sirf inside flat dikhaate hain, surrounding ka koi idea nahi dete.
Oh god, the narrow roads are a nightmare! I faced the same in Anand Vihar when looking for a rental. It's like they expect you to teleport home. Builders just don't care about basic infrastructure.
Totally feel you! Seelampur mein prices are unreal. I saw a 3BHK there for almost 1.2 Cr, that too with some questionable paperwork. Safety ka toh pata nahi, but yeh 'illegal construction' wali baat bahut serious hai.
Haan, exactly! Alaknanda is definitely a better bet for that money. U6, paperwork mein mostly they were vague about RERA registration and building completion certificates. Lagta hai bahut builders wahan bypass kar rahe hain rules.
1.2 Cr for Seelampur? That's insane! For that budget, you can almost look at a decent 2BHK in Alaknanda. What kind of paperwork issues did you find?
