Noida market mein abhi scenario thoda tough hai for older properties, especially when new launches are coming up with better amenities and flexible payment plans. Appreciation ke chances kam hain unless there's a major infrastructure development nearby specifically benefitting this pocket. Selectra Shubham, being a 2015 project, has already seen its initial appreciation. Now it's more about steady, slow growth, if at all. Don't expect huge jumps like pre-2015 properties.
That's a fair point. U1, you need to check the actual condition of the building, maintenance records, and resident welfare association (RWA) activity. A good RWA can maintain value. But even then, the small unit count and age will limit your upside. Rental yields are okay, but don't expect miracles. Due diligence on actual rental agreements in the society is key, not just general area rates.
True, new projects have an edge. But sometimes, an older, well-maintained society in a good location can still fetch decent rentals, especially if it's closer to commercial hubs. Depend karta hai kitna well-maintained hai. And is there a metro nearby?
My personal take: for an investment, always go for bigger projects, even if the builder is slightly less known. Liquidity is king. I invested in a project near Alpha I Greater Noida years ago, similar small unit count. Builder was okay, but when I wanted to exit, it took me almost 1.5 years to find a buyer, and I had to sell at a discount. Don't fall for the 'unique, exclusive' tag. For primary residence, maybe, but for investment, avoid small projects.
Totally agree with this. Investment means you need an exit strategy. Small projects make that exit very difficult. It's a trap sometimes.
Can someone share the exact location of Selectra Shubham? Aur current asking price kya chal raha hai per sqft? I'm getting mixed signals. Also, does anyone have actual rental figures? Mere ek friend Ajayabpur mein rehta hai, wahaan pe toh rental yields 3-4% se zyada nahi mil rahe for older apartments.
Location wise it's decent but not premium. Rental yield 3-4% is realistic, same as Ajayabpur. But factor in maintenance, jo usually old buildings mein zyada hoti hai. Net-net, it might be even lower.
Last month ek broker ne mujhe ₹5500/sqft quote kiya tha for a 2BHK. Thoda high laga for a 2015 project, no?
Mujhe bhi laga tha chhota project, kam maintenance, achha rahega. But I bought a 2BHK in Alpha II in a similar small society a few years back. Resale ke time it was a nightmare. Bahut kam buyers milte hain and price negotiation mein haath bandhe hote hain. Liquidity ka issue is real, especially for projects with fewer than 50 units. Selectra Shubham ka toh 27 hi units hain, so be careful.

Bhai, 2015 possession matlab it's an old project now. Pre-launch ka toh scene hi nahi hai ab. ROI dekhne ke liye you need to compare current sale price to original booking price, not some hypothetical pre-launch. With only 27 units, liquidity is always a big question mark. Resale mushkil ho jaati hai aise projects mein.
