Kids have moved out, so don't need such a big place anymore. Sector 162 mein dekh raha hu flats, near expressway. Heard about some waterlogging issues during monsoon though. Anyone facing that? Also, hospitals kitni door hain? Want something manageable, with good connectivity. Resale se EMI nikal jaye, thats the plan.

Bhai, Noida Extension is also an option. Thoda door hai, but prices are lower and you might get a bigger place.
Overall, Sector 162 is a good location, but be very careful about the builder and the waterlogging issue. Do your research!
EMI nikalna is tough these days with rising interest rates. Calculate everything carefully before making a decision.

Depends on the project and the floor. But around 6500-7500 per sqft is the range I've seen recently.
Looking at a 3BHK in Paras Tierea. Seems decent, but the waterlogging comments are scaring me.
Paras Tierea? Bhai, their other projects have also faced delays. Be careful. Check their track record thoroughly.
Paras Tierea is known for waterlogging issues. I would suggest you look at other options.
New metro line is coming up nearby. That might improve connectivity and resale value in the future.
Sector 150 is also an option near expressway. Thoda premium hai, but better planned and less waterlogging issues.
Sector 150 is too far from everything, yaar. Sector 162 is more convenient in terms of daily needs.
150 is good for investment, not for immediate living. Plus, prices are already quite high there.

Possession status kya hai projects ka? Many projects are delayed in that area. Don't get stuck with pre-EMI!
Waterlogging is a big issue in 162, especially near the expressway. I live in Sector 137 and even here, some societies faced problems. Check before you invest!

I bought a flat in Sector 162 three years ago. Connectivity is great, no doubt. But builder ne amenities complete nahi kiye abhi tak! Swimming pool is still 'under construction'.

Plus, rent yield Noida mein itna bhi zyada nahi hai. Maybe 2-3%? Resale is a faster exit.
Rent out is good option, but finding good tenants is a headache. Maintenance, wear and tear... phir tension.
U4, Rent out is only good if you are okay with the hassles. Otherwise, resale is cleaner. Less headache.
