Been trying to downsize since last year. Kids have moved out, don't need such a big place anymore. I'm looking at 2-3 BHK flats. My main concern? On-time delivery. Heard some horror stories about delays. Is it true that some builders like, say, Godrej are better at sticking to timelines than ATS? Secondly, what about the quality after possession? Sunworld projects look good initially, but how's the maintenance after a few years? Koi experience hai toh batao.

Mera bhi same experience tha 2 years ago. Downsized from a villa in sector 44 to a 2BHK in sector 93. Best decision ever! Less maintenance, less hassle.
Don't forget to check the builder's financial health. A financially weak builder is more likely to delay or abandon the project. Check their credit rating if possible.

Godrej ka naam toh hai, but even they have delays sometimes. Read the fine print of the agreement carefully. My friend booked in Godrej Woods, possession was delayed by 6 months.

True that! Sunworld looks fantastic in brochures, but after possession, the maintenance charges skyrocket and the quality deteriorates. Been there, done that! Sector 78 mein mera flat tha. Big mistake.
