My kids moved out, so we sold our big house last month. Invested in an Omaxe 2BHK in Manimajra, builder promised possession next quarter. Now 6 months later, no proper update. Site visits only get new dates, kaam bahut slow hai. Hidden costs bhi nikal rahe hain jo brochure mein nahi the. Maintenance charges ka bhi clear picture missing hai. Hum toh Manimajra ko sahi samjha tha, hospitals paas hain. But Omaxe ka track record dekh ke tension ho rahi hai. Koi aur hai jo yahan Omaxe ya kisi project mein invest kar raha hai? Aapne bhi aise delays aur extra charges face kiye hain? Ready-to-move-in dekh loon kya?

Yeh hidden costs ki baat sunke aur darr lag raha hai. Aapke case mein kaunse charges the jo baad mein bataye? Mera budget tight hai, yeh extra kharche toh pura plan bigaad denge. Maintenance charges ka bhi koi idea nahi lag raha.
Maintenance charges ka toh same problem hai. Kabhi clear nahi batate kitna lagega per month.

Builders brochure mein sirf basic rate dikhate hain. Maintenance ka toh usually 2-3 saal ka advance le lete hain, but per sqft rate clear nahi karte.
Sahi baat hai, ready-to-move-in ka option abhi sabse safe lagta hai. Especially with the current market, demand thodi slow hai toh buyers ke paas leverage hai. Par aapka project RERA registered hai na? Builder delays ke liye penalty ka provision hota hai, kya aapne builder se is baare mein baat ki? Manimajra mein toh kaafi options hain, par Omaxe ka naam sunke darr lagta hai.

Haan, RERA mein registered toh hai par penalty claim karna bahut lamba process hai. Builder ko notice bhejo, fir sunwai, usme hi 6 mahine nikal jaate hain. Better hai ki legal advice le lo, maybe ek consumer forum mein complaint file karo. Builder ko RERA ka darr dikhana padta hai.
Totally relate! Humne bhi ek project mein invest kiya tha Chandigarh outskirts mein, builder ne last minute pe IFMS (Interest Free Maintenance Security) aur club membership ke naam pe 2 lakh extra maang liye the. Brochure mein mention tak nahi tha. Yeh hidden costs ka system bahut galat hai.
Omaxe ka track record toh sabko pata hai. RERA mein complaint daali kya? Ready-to-move-in hi best hai ab.
Oh bhai, aap akele nahi ho. Omaxe ka toh yahi haal hai. Mere ek dost ne Mullanpur Garibdass mein book kiya tha, same story. Delays, fir bolte hain 'final finishings' mein time lag raha hai. Aur extra charges toh standard hai inke. Maintenance charges ka toh end tak clear nahi hota, jab tak society form na ho jaaye. Bahut tension dete hain yeh log.
