Selling big house, finding amenity shock

Since selling our old house, we thought Panchsheel Greens II would be perfect for a quieter life. But the club house and walking tracks aren't what they showed in the brochure. My wife can't even use the supposed 'elderly-friendly' gym. And the maintenance charges feel steep for what's actually available. Did anyone else face this amenity mismatch here?
