Selling big house, finding compact 2BHK - Noida mein advice?
Visited a couple of projects near Noida Expressway last weekend. Kids have moved out, so looking for a smaller 2BHK. My current big house ka resale chal raha hai. Brickland Projects ka ek flat pasand aaya hai, around ₹85L. But I'm worried about hidden charges. Matlab, possession ke time aur kitna upar jaayega? Aur negotiation kitna possible hai? Builders bolte hain no discount, but is that true? Koi experience share kar sakte ho with Brickland ya similar builders? Kya all-in cost mein kuch adjust kar sakte hain?

Yaar, Brickland ka naam sunte hi darr lagta hai. ₹85L for a 2BHK is already on the higher side, especially near Noida Expressway. Hidden charges toh pakka honge, builders ka toh ye standard practice hai. Possession ke time property tax, maintenance deposit, electricity connection, club membership, parking charges... list lambi hoti jaati hai. Negotiation ka toh bhool jao, they'll say 'market rate hai, demand high hai'. Current market mein buyers ko thoda squeeze kar rahe hain, be careful.
