Selling big house, new Noida flat: What's the real deal?

Visited a few projects in Sector 150 last weekend. Kids have moved out, so we don't need this big house anymore. Looking for a manageable 2BHK or 3BHK, maybe around ₹1.2Cr max. Everyone glorifies new launches, but nobody talks about the actual construction quality after a year. I'm looking at Godrej and ATS, also Gaursons in Noida Extension. Heard M3M has some finishing issues. Are these builders really delivering what they promise? Or should I expect plaster cracks and seepage within months? The hidden charges like PLC and maintenance deposits feel like a bait-and-switch. Which builder is genuinely transparent and delivers quality for an end-user like me? Disagree? Tell me why.
