2 saal pehle Dadri Road pe prices kaafi sahi lag rahe the. Ab kids settle ho gaye, toh apni badi kothi bech ke chota flat lena hai. Dadri Road side dekh rahe hain, especially Bhangel area. Par lagta hai rates bahut upar chale gaye hain. Kya abhi buy karna theek hai ya thoda wait kar lena chahiye? Low maintenance society ho toh best hai.

Koi update hai kya original poster? Kya decision liya aapne? Kothi bik gayi ya flat search abhi bhi jaari hai? We're all curious!
Low maintenance is a myth in today's urban societies. You will always pay for security, lifts, common area lighting, garbage collection, and amenities. Just focus on a well-managed society rather than a 'low maintenance' one. Good management ensures your property value.
I recently bought a 2BHK in a resale society in Bhangel. Builder was local, but society is well-maintained. Got it for 62L. New projects are definitely pricier. Resale mein options mil sakte hain if you're flexible with the age of the building.
Just be careful about hidden charges. Parking, club membership, PLC (Preferential Location Charges) sab add ho jaate hain. Aur registry charges bhi lakhs mein hote hain. Calculate everything before finalising.
Bhai, market mein bahut confusion hai. Best hai ki ek do reputed local brokers se milo. Woh ground reality better bata paayenge, aur aapke requirements ke hisaab se options bhi de denge. Online information is good but field visit is essential.
It's a tough call. Heart says wait for a better deal, mind says market won't slow down. Ultimately, it's about comfort and peace of mind. Agar aapko koi society pasand aa rahi hai, aur budget mein hai, then go for it. Don't stress too much over future fluctuations.
U18, Noida Extension mein metro extension ka plan hai, aur schools/hospitals bhi kafi develop ho gaye hain. It's not as remote as it used to be. For daily needs, it's self-sufficient. Commute depends on where in Noida you need to go.
Ultimately, your decision depends on your risk appetite and how urgently you need to move. If you find a good deal in a reputable society in Bhangel that fits your budget and low maintenance criteria, don't wait indefinitely. But do thorough due diligence on the builder and RERA status.
Original poster, aap apni kothi kitne mein expect kar rahe ho sale hone ka? Usse clear idea lagega ki aap kitna budget leke market mein aa rahe ho. Kai baar log kothi ki value over-estimate kar dete hain.
Aur haan, amenities completion status zaroor check karna. Kai societies mein clubhouse, swimming pool bas plans mein hi reh jaate hain. Mera dost 5 saal se wait kar raha hai apne society ke sports complex ka.
Bhai, kothi bechne ka process bhi lengthy hota hai. Jab tak sale final hogi, market condition thodi change bhi ho sakti hai. Bhangel side connectivity improve ho rahi hai, but traffic issues bhi hain. Low maintenance ke liye check for societies with good green cover and less commercial activity inside.
Aaj kal toh har builder 'low maintenance' bolta hai. But jab bill aata hai, tab pata chalta hai. Swimming pool, gym, security, lift sabka charge jod ke itna ho jaata hai ki chota flat bhi expensive lagne lagta hai. Hidden costs bahut hote hain.
Have you considered Greater Noida West (Noida Extension)? Bhangel se thoda aage hai, but you might get a bigger flat for the same budget, and many societies there are relatively new with good amenities and lower maintenance initially. Connectivity bhi ab better ho rahi hai.
U16, I second this. Noida Extension mein abhi bhi value hai. Especially if you're looking for 2/3 BHK. Bhangel mein prices have already peaked, but GN West still has room for appreciation. Plus, many societies are already delivered.
U17, but Noida Extension se Noida ki commute time ka kya? Aur schools/hospitals? Family ke liye dekh rahe hain, so these things matter a lot. Bhangel is closer to main Noida.
Bhangel mein average rates abhi 5500-6500/sqft chal rahe hain for decent societies. Agar branded builder ka hai toh 7000 tak bhi jaa raha hai. Resale mein thoda negotiate kar sakte ho, but new launches toh premium pe hi hain. Low maintenance ka matlab samajh lo, it's never truly 'low' for new projects.
U6, can you suggest some specific projects in Bhangel that are good for end-use and have a decent RWA? Low maintenance ka toh theek hai, but security aur amenities toh honi chahiye.
U7, Bhangel mein Mahagun Mywoods aur ATS Happy Trails dekh sakte ho. But Mahagun mein thodi possession delays ki complaints aati rehti hain. ATS is generally better but more expensive. RWA activity dono mein theek hai.
Mera bhi same experience tha 3 saal pehle. Socha wait kar loon, prices gir jaayenge. Ab wahi property 30% upar chali gayi hai. Is market mein 'wait' karna often means paying more later. Agar aapko long-term settle hona hai, then go for it.
As an NRI, I've been tracking Noida for a while. The appreciation has been phenomenal. Compare this to property in the US/Canada, where interest rates are stifling growth. India's growth story is strong. If you're selling a kothi, you'll have good capital. Don't overthink it, invest in a good project.
Low maintenance society ke liye you need to check the builder's reputation for post-possession services. Kahi aisa na ho ki initially low maintenance bol ke baad mein residents ko hi sab handle karna pade. RWA kitni strong hai, ye bhi dekho. Many societies promise a lot but deliver little.
U12, that's a common story. Best option is to look for societies jinki possession 2-3 saal pehle ho chuki ho. Wahan RWA set ho jaati hai aur real maintenance costs ka idea lag jaata hai. New projects mein toh sab 'on paper' hi hota hai.
U11, exactly! I moved into a new society in Sector 143, they promised a lot. Ab 2 saal ho gaye, clubhouse abhi tak incomplete hai. Maintenance charge poora le rahe hain. Builder ko call karo toh no response. It's frustrating.
Bhai, aapki baat bilkul sahi hai. Dadri Road aur Bhangel side rates ne aag laga rakhi hai. 2 saal pehle jo 40-50L ka mil raha tha, aaj 70-80L se kam mein sochna bhi mushkil hai. Waiting is risky, but buying at peak might also pinch. Dekho, low maintenance society mein bhi ab rates zyada hain.
Haan yaar, same situation hai meri bhi. Lekin aapka budget kya hai after selling kothi? Us hisaab se hi koi sahi suggestion de paayega. Bhangel mein kaun se specific projects dekhe hain aapne?
Wait mat karo. Noida mein property prices rarely dip significantly. Abhi bhi infrastructure development chal raha hai (Noida-Greater Noida Expressway, upcoming metro extension). Ye prices toh aur badhenge. Agar aapko pasand aa raha hai aur budget allow karta hai, go for it.
U3, I don't agree. Last year bhi log yahi bol rahe the. Abhi elections hain, thoda correction aa sakta hai. Interest rates bhi high hain, which affects buyer sentiment. Thoda wait karna smart move ho sakta hai.
U4, correction? Kahan bhai? Noida mein to demand hi demand hai. Investors bhi active hain. Jo bhi naya project aa raha hai, within months sold out ho raha hai. Isse zyada kya proof chahiye? Abhi nahi loge toh kal aur mehenga milega.
