Selling in Noida now — fair value hard to find?

Honestly, this whole process is confusing. Kids moved out, so I'm selling our big house for a compact 2BHK in Sector 78 or 137. The resale market for existing properties feels slow. Are others finding it hard to get fair value for older Noida flats? Any experiences on current resale trends?
