It's a tough choice, I understand. RERA is definitely a safety net, but it doesn't guarantee timely delivery, only compensation for delays. For peace of mind, RTM is always better, even if it means stretching the budget a bit. Have you looked at any other established builders with RTM options slightly off Golf Course Extension? Sometimes you find good compact 3BHKs in areas like Baliawas which offer better value for RTM.
Emaar ke past projects mein kaafi delays hue hain, especially in Sector 62-65 belt. Unke reviews online check kar lo. RERA ne thodi accountability badhai hai, but still, better to be safe. If you're selling a big house, you don't want to get stuck in another property limbo.

Negotiation is tough, but not impossible. Try to highlight the current market's slightly slow absorption for high-value properties. Also, if you're paying a good chunk upfront, that can be a leverage. Ask for a meeting with their sales head, not just the front-line staff. Sometimes they have special offers that aren't advertised.
My cousin bought a Godrej property near Airport Road (Gurgaon side) last year. It was RTM and yes, expensive, but the quality and timely handover were exceptional. They did manage to negotiate a bit on the interiors package, not on the base price. So, maybe try for add-ons instead of a direct price cut. Current market mein demand zyada hai, toh builders kam hi discount dete hain.

Golf Course Extension is where we want to be, but Emaar ke UC projects pe trust karna mushkil lag raha hai. Godrej RTM is so expensive though. OC delays ka darr toh bana rehta hai. Kya karein?

Bhai, OC delays ka darr toh genuine hai. RERA ne thoda control kiya hai but builders still find loopholes. Agar budget allow karta hai toh Godrej RTM is a safer bet. Warna, Emaar ka koi specific project dekh rahe ho toh uska RERA status aur past projects ki delivery history check kar lo. Many people in our society bought Emaar homes near Badshahpur and faced significant delays. Investigate thoroughly!
Totally agree with you! Humne bhi ek UC project mein book kiya tha 3 saal pehle, near Basai. Builder ne RERA mein registration toh karaya tha, but still, possession mein 1.5 saal ki delay ho gayi. Har mahine bas naya excuse. Ab toh lagta hai RTM hi lena chahiye, thoda extra paisa lagega but mental peace toh rahegi. Emaar ka toh track record mixed hi hai, especially for timely delivery.
