Selling our big home, now hunting for a compact flat in Mohali

Kids have moved out, so we're finally selling the big house. Looking for a compact 2BHK in Mohali, something manageable with an elevator. Saw a few projects, but honestly, the construction quality worries me. Heard about cracks and seepage appearing just a year after possession. Also, are the promised clubhouses actually functional or just for show? Don't want to pay high maintenance for ghost amenities. Any real experiences, especially regarding post-possession issues or maintenance value for money?
