Selling our family home, but Bannerghatta Road has catches
Bannerghatta Road keeps coming up because Fortis and Apollo are right there, which matters now that our kids have moved out. We don't need such a big place anymore and want something manageable with a reliable elevator. But during recent site visits, I spotted a red flag with tanker dependency. Some societies are charging over ₹6,500 monthly maintenance just because borewells dried up. Has anyone else running into unexpected society charges or hidden risks along this stretch?

Everything in South Bengaluru feels like a trade-off right now. Either you pay sky-high maintenance or you compromise on basic water and hospital proximity. Did you end up speaking to the resident welfare association president of that society to check the actual audit bills, or did the broker show you rough estimates?
Are older standalone buildings without swimming pools and gyms charging lower maintenance along this route?
Yes, standalone buildings take around 2500 to 3500 per month, but there is a catch. Most of them have single elevators with zero power backup for the lift itself, or they do not have round-the-clock security. Plus, if their borewell goes dry, they have zero bargaining power with tanker suppliers compared to 500-flat societies.
Bhai, if you want peace of mind for senior citizens, please check lift backup and power generator capacity twice before paying any booking amount. My in-laws shifted to a so-called luxury society nearby, but generator diesel costs get added to the maintenance bill every quarter. In peak power-cut days, people literally fight in AGM meetings over whether the second elevator should run or not. For elderly folks who need Fortis or Apollo regularly, a stalled elevator is a nightmare.
Wait, does this water issue affect the whole stretch or only interior pockets like Aishwarya Crystal Layout? We were specifically shortlisting gated communities within 2 km of Fortis hospital.
Totally agree, the main road premium is brutal right now.
Interior roads are definitely worse. Near Aishwarya Crystal Layout, my cousin paid a token advance last year and backed out after seeing dry borewells and broken approach roads. Main road complexes usually manage better supply because tankers arrive faster, but their per square foot flat rates are already 9500 plus in the current Bengaluru market. With our limited budget, main road options feel impossible.
6500 maintenance per month? Meri toh neend udd gayi sunke! We are also planning to downsize and buy our first 2BHK around BG Road, but budget tight hai. Tanker mafia is that bad on this stretch?
Arey yaar, even our agent said Cauvery pipeline aane wali hai, but locals told us it has been 'coming next month' for the past three years. Phir toh rent pe rehna better hai na?
Yes, it is completely real. I checked an apartment near Akshayanagar last weekend and the residents told me they buy nearly 15 to 20 private tankers daily during peak summer. Cauvery connection stage 5 is still pending for so many societies there, so association bills shoot through the roof. If monthly maintenance is already 6k plus, imagine what happens when you are on a fixed pension or EMI.
