Selling the big house, downsizing in Noida—need advice!

Kids have moved out, don't need such a big place anymore. Heard mixed things about maintenance post-possession. Amrapali's past still worries me, honestly. Supertech... well, we all know. ATS seems better, but costly. Anyone have experience with their maintenance charges after a few years? Is it worth the premium?
