My hack: always ask for an 'all-inclusive' quote *in writing* before even looking at the property. Don't trust verbal assurances. Also, get the exact post-possession maintenance charges per sqft. Some societies charge crazy amounts after a year. This affects your long-term budget a lot. I'm also worried about construction quality, seeing some cracks in older projects.
