posted on 6 AprSelling the big house, Sector 162 flat headaches
Kids have moved out, don't need such a big place anymore. Sector 162 seemed good, near Jaypee Hospital. But the waterlogging last monsoon! Seriously considering other areas now. Anyone else facing this after moving in? Resale of my existing property depends on this decision! What's the real story?

Thanks everyone for the input! Seems like Sector 162 is a risky bet. Will explore Sector 150 and sectors along the expressway.
Just a thought - have you explored resale options in established sectors like 50 or 51? Might be worth considering.
I am also planning to buy a flat in Noida. So many options, so much confusion!
What's the carpet area of your current house? And what's your budget for the new one? That will help in suggesting alternative locations.
RERA registration number check kiya tha builder ka? Sometimes they promise a lot but don't deliver.
Bhai, resale value toh definitely girega agar waterlogging ka issue hai. Buyers will be hesitant.
My uncle sold his flat in Sector 44 last year. Took him almost 6 months to find a buyer. Market is slow right now.
I bought a flat in Sector 143 three years ago. Initially, everything was fine, but now the maintenance charges have increased drastically. Check that aspect too.
Before deciding, check the resale value of your existing property in Sector 162. Waterlogging issues will definitely affect the price.
Has anyone considered Sector 137? Near the metro station and relatively affordable.
U15, Sector 137 is good, but very crowded. Lots of bachelors and PG accommodations. Not ideal for families, in my opinion.
Don't just rely on what people say. Go and visit the area during the monsoon season yourself. Experience it firsthand.
I heard that the authority is planning to improve the drainage system in Sector 162. But who knows when that will actually happen!
Sector 150 is definitely a good option, U4. But the prices have shot up recently due to the Jewar airport news. Ghar lena bhi mushkil ho gaya hai.
My friend lives in Sector 162, he also complained about the same issue. He said the drainage system is not properly planned.
Consider sectors along the Noida-Greater Noida Expressway. Better connectivity and relatively newer construction.
Which floor are you on? Ground floor units definitely suffer the most during waterlogging.
Sector 162 mein waterlogging? OMG! We were also considering that area. Which society are you talking about? This is crucial info for us.
Haan yaar, Noida ka toh yahi scene hai. Every monsoon, some sector or the other is underwater.
Bhai, Sector 162 near Jaypee is good location-wise, but the infrastructure is still developing. Waterlogging is a big issue. Consider Sector 150, rates are higher but better planned.
I sold my 3BHK in Sector 75 last year for similar reasons - too much space after kids moved out. Shifting to a smaller apartment in Greater Noida West now. Less hassle.
Waterlogging is a serious concern. Have you checked the builder's response? Are they addressing the issue?
Builder se kya poochoge? They'll just give you some vague answer. RERA mein complaint karo!
U6, builder ka response toh 'we are working on it' hi hoga. Always!
