Hey everyone, I'm looking to invest in Noida and I'm kinda stuck. I've been considering Sector 118 and also looking at properties by Sethi Group. What do you think about the future development plans in Sector 118? Kya aap logon ko pata hai, will the metro extension boost property prices there? Also, anyone has experience with Sethi Group projects? I'm looking for good ROI, so which one is better in the long run? Mujhe advice chahiye, should I invest in under-construction or ready-to-move properties in Noida right now? Has anyone seen good appreciation recently? Not sure if it's the right time to buy. What's your take?

Another thing to consider is the circle rate in Sector 118. Affects your stamp duty and registration charges.
Which floor are you considering? Corner unit? Floor rise charges will also impact your ROI.
Honestly, both have pros and cons. If you're risk-averse, go for ready-to-move in a well-established sector. If you're willing to take a chance, Sector 118 under-construction might give you better returns.
Ultimately, it depends on your budget and risk appetite. Diversify your portfolio if you can. Don't put all your eggs in one basket.
So, what did you decide in the end? Did you go with Sethi or Sector 118? I'm curious!
Sector 150 ka avg rate 7k/sqft hai abhi. Worth considering if you're looking for something premium.
I've heard mixed reviews about Sethi. Some say they're okay, others say they're terrible. It's really confusing!
I invested in an under-construction property in Sector 143B. Builder ne phir se date extend kar diya lol. Ab toh hasi aati hai.
Thanks everyone for the valuable insights! It seems like I need to do a lot more research before making a decision.
Be careful - I know someone who invested in Sethi Max and the amenities are still not fully completed after 5 years! Check amenities completion before booking, I made that mistake.
Sethi Group ka Iridium project dekha tha maine. Looked good on paper, but the construction quality seemed a bit suspect.
RERA registration number check karo for every project before investing. It's a must!
Mujhe toh lagta hai abhi rates high hai. Maybe wait for a correction? Market is a bit unstable right now.
Correction ka wait karte rahoge toh kabhi nahi le paoge. Noida mein prices rarely go down significantly.
Sector 118 is good for end use, maybe not the best for pure ROI. Rentability is decent though.
Under-construction mein risk hai, but potential reward bhi zyada hai. Ready-to-move is safer, but appreciation might be slower. It's a trade-off.
I bought a ready-to-move apartment in Sector 75 three years ago. Prices have gone up about 20% since then. Not amazing, but better than nothing.
Don't just look at the metro. Check the social infrastructure in Sector 118 – schools, hospitals, shopping complexes. That matters a lot for long-term appreciation.
True that! Connectivity is important but liveability is key. Sector 78 is another good option to look at, similar price range.

Sethi Group ka naam toh suna hai. Sector 118... hmm, depends on which pocket you're looking at. Metro extension definitely helps, but don't expect overnight miracles.
Exactly! Metro ka hype toh hota hai, but actual impact takes time. Check the occupancy rates in nearby societies first.
Bhai, Sethi Group ka track record check karo. Bahut delayed projects hai unke. I'd be wary.
Which project are you talking about specifically? They have multiple ones. Some are better than others.
Haan yaar, I heard the same. My friend invested in one of their projects and he's still waiting for possession.
