Sethi Max Royal in Noida keeps coming up in my search. I'm so fed up of renting, landlord raised rent again, so finally taking the plunge. It's a completed project, which feels safer. But what's the actual daily living experience like there? Is the community friendly, or is it more isolated? Also, how's the neighbourhood for schools and daily needs? Just want to know if it's genuinely a good home, not just good on paper. Any current residents can share their honest thoughts?

Completed project bolna toh theek hai, but 2015 ka possession hai. Iska RERA number kahan hai? RERA toh 2016 mein aaya tha, toh agar iska RERA nahi hai, toh future mein builder se koi issue ho toh kisse complain karoge? Thoda risky lag raha hai.

U5, you're right to ask about RERA, but for projects completed before RERA was fully implemented (like Sethi Max Royal with 2015 possession), RERA registration was often 'Not Applicable'. Iska matlab ye nahi ki builder galat hai, bas tab rules alag the. Lekin haan, iska downside ye hai ki agar koi structural defect ya major issue baad mein nikla, toh RERA ka protection nahi milega jo naye projects mein milta hai.

U3, negotiation se zyada hidden charges pe dhyan dena. Maintenance, parking, club membership – ye sab add hokar bahut badh jaata hai bill. Mera ek dost Alpha II mein fas gaya tha aise hi.
U3, price range toh ₹90 L – ₹2.1 Cr hai, quite broad. Noida market mein abhi thoda correction hai, toh maybe you can negotiate for a good deal, but don't expect miracles. Builders usually stick to their listed rates, ya phir small discounts on a specific unit.
