Is Arun GGR Floor 22 actually solid on construction quality, or is it just glossy marketing? I work in real estate but buying for myself is totally different, and off the record, builder floor finishes can be tricky. As an investor, my main worry is maintenance costs and tenant attraction down the line. Seepage ya hairline cracks 1-2 saal baad aa gaye toh expected rent bilkul nahi milega. Between picking an independent unit here or going for a gated high-rise floor in Gurgaon, what would you pick if you were in my position?

Is the location closer to Badshahpur or proper Golf Course Extension? Location decides if tenants will tolerate builder floor hassles.
Gurgaon rental yields right now are crazy, especially near the commercial belts, but tenants paying 1 lakh plus rent strictly demand clubhouse and security. A standalone unit in this budget might struggle against luxury high-rises near Airport Road (Gurgaon side) where tenants get full power backup and pools without running after local plumbers. As someone stretching every rupee for a 2BHK myself, putting 5 Cr here feels like a high-risk bet.

Sach bolun toh high-rise feels safer for peace of mind. Gated society mein kam se kam maintenance team toh hoti hai lift ya water issues handle karne ke liye.
